Document Description
NOD for Plot Plan No. 180029 (PPT 180029). The Project consists of a Plot Plan (PPT 180029) to allow for the construction of a warehouse building (Building 20) and a detention basin on a 40.0-acre property located in Planning Areas 5 and 6 of the Majestic Freeway Business Center Specific Plan (MFBCSP). The Project also includes temporary grading export, stockpiling, and construction staging area activities on a property located between the Building 20 site and the proposed detention basin ("Staging Area"). Building 20 would contain approximately 406,496 s.f. of building area on an approximately 18.2 acre site located west of Harvill Avenue, south of and abutting Old Oleander Avenue, and north of Redwood Drive. Although the tenant of Building 20 is not known, it is expected that the building would be occupied by high-cube transload short term warehouse uses. The proposed detention basin is proposed on a 2.5-acre site located at the northeast corner of Seaton Avenue and Markham Street. The Staging Area site comprises 19.3 acres, and is located between the Building 20 and detention basin sites. An Addendum to EIR No. 466 was prepared for the Project, which demonstrates that the Project's impacts would be fully within the scope of analysis of EIR No. 466. PPT 180029 and Addendum No. 7 to EIR No. 466 were approved/adopted as part of a Riverside County Planning Commission Hearing on November 18, 2020.
