Document Description
The project proposes a minor subdivision of 13.04 gross acres inot four residential lots (plus a remainder parcel) ranging from 2.0 to 3.3 net acres. The site, which generally slopes from north to south, includes a single-family home (to remain) and a mature grapefruit grove. The subdivision is located between Villa Sierra Road and Cool Valley Lane, approximately 0.13 miles south of Cool Valley Road. The project site is located within the Valley Center Community Plan and has a Land Use Designation of 17-Estate Residential, which allows for 1 dwelling unit per 2 or 4 acres. The project site is zoned A70-Limited Agriculture that requires a 2.0 acre minimum lots size. An open space easement is proposed to protect a RPO wetland and other sensitive vegetation. Additionally, impacts to Chapparral will be mitigated with the off site purchase of 0.33 acres in a County-approved mitigation bank. A Mitigated Negative Declaration was adopted on October 13, 1992 for the original project.
