To construct a new 120,000-gallon per year winery and associated improvements as follows: a) 15,480 square feet of building for fermentation, barrel storage, bottling, retail sales, administration offices and laboratories; b) 6,000 square feet of cave; c) 800 square feet of covered crush pad area; d) (8) full and/or part-time employees (2) additional employees at crush; e) (30) parking spaces; f) marketing plan (24) activities per year for private promotional tastings and meals and a maximum of (10-60) people/event; g) construction of a pressure distribution sewage system; h) aerated facultative pond system for winery waste water; i) septic and leach field for domestic water; j) gate and entry structure; k) road exception for disturbance of slopes greater than 30 percent for road improvements; l) road and access improvements to facilitate the winery development.
