Document Description
Development of a thermal hot springs resort in a C-2 PD (General Commercial - Precise Development Combining) district and approval of a Zone Variance to allow reduction in parking spaces from 336 to 226. The project site is a 47.16 acres parcel located on the east side of Lake Isabella Boulevard one quarter mile north of Erskine Creek Road. The project will involve construction of a 4.5 acres hot springs fed day use resort complex consisting of a swimming pool, wading pool, two spas, and a thermal spa. Improvements would include associated pool decking, a support building, paved parking, and a packaged sewage treatment plant and a .6 acre leach field disposal system. The project involves the preservation and enhancement of the on-site wetland area (approximately 3.58 acres total) by repositioning a portion of the wetland area to the fringe of the existing wetlands and adding a vegetated and fenced buffer around the wetland areas.
