Document Description
The project is a proposal for a minor residential subdivision of 17.3 acres into two lots of approximately 8.00 gross acres and 9.31 gross acres for single-family residential development. The parcel contains one existing single-family dwelling and a second existing graded pad. A paved road bisects the parcel from north to south. The existing home is located east of this road, while the existing pad is west of the road. The parcel is mostly undisturbed native habitat on steep slopes. The majority of the site is unsuitable for development. Access to the project site will be off Broad Oaks Road, an existing public road. The lots will receive water from the Padre Dam Municipal Water District and will have an on-site sewage disposal system.
