Also, an exception to the 50' lot frontage requirement, an exception to allow for a reduced 20' right-of-way where 40' is required, and a Special Permit for Lot Size Modification and an exception to the 3:1 lot width to depth ratio. A Zone Reclassification to add the B-6 combining zone to both resultant parcels.
