Document Description
A Planned Development that includes a General Plan Amendment to change the existing Industrial/Manufacturing to Low Density Residential, Public Facility and Open space. The concurrent rezone will be from Industrial (I) to Low Density Residential (R-1), Public Facility (PF) and Open Space (OS). The proposed project includes 54 residential lots (11 acres), a retention pond lot (3 acres), a "park" lot (2 acres), and a remainder lot (4.58 acres). Proposed infrastructure includes an internal road system with two connections to South Alta Street, frontage improvements on South Alta Street. Sewer, water, gas and electric will be installed in the roads. A retention pond will be constructed east of the Gonzales Slough. Stormwater from the proposed 54 residential lots will be conveyed via a pipe over the Gonzales Slough and into the retention pond. Construction of the stormwater conveyance pipe will not be within the Slough. An existing well is proposed to be abandoned on the site per the standards of the Monterey County Health Department.
