Document Description
A Precise Development plan for the development of a 4.84 acre parcel with an oilfield vessel and pipe fabrication business (Section 19.38.020.E.3). The property is zoned M-2 PD (Medium Industrial-Precise Development), designated SI (Service Industrial) Metropolitan Bakersfield 2010 General Plan and is currently used for temporary truck parking. Properties to the east, west and south are similarly zoned and designated. Property to the north lies within the City of Bakersfield and is zoned R-1 (Low-Density Residential). The property lies within a Mineral Resource Zone (MRZ-2) and is not subject to flooding. As proposed, development would entail construction of a 25,000 sq.ft. building for fabrication; a 20,000 sq.ft. concrete slab for hydro testing; a two-story 3,000 sq.ft. office building; a 50 -space parking lot; and a 58 acre ft. capacity drainage sump. Water supply and sewage disposal for the facility would be by California Water Service Company and individual septic tank, respectively. Vehicle ingress and egress would be via Krebs Road which is designated as a local street alignment by the Circulation Element of the Metropolitan Bakersfield 2010 General Plan.
