A portion of the project site is located within the R4 Zone District and is designated R4 on the General Plan Land Use Map. The remainder of the site is located within Geographic Area Three of the Sunset Specific Plan.
Document Description
The proposed project would construct a 35,000 sf commercial building with three levels above Sunset Boulevard, and two levels below Sunset, oriented towards the south, and a roof top dining terrace. This building would be forty-five feet tall as measured above Sunset Boulevard, would be located east of the House of Blues, and would require demolition of the existing retail and restaurant structures. Also proposed is a 138 unit apartment building over a semi-subterranean parking structure with 687 parking stalls. The apartment building would be eight stories tall, and the parking structure would have two levels above ground and five levels below ground. The height of the apartment building would be 45 feet as measured at Sunset Boulevard, however, due to the site's downward, south facing slope the apartment building/garage would measure approximately 100 feet in height along Olive Drive and Delongpre Avenue. Twenty-eight of the 138 apartments are proposed as affordable housing. Construction of the apartment buildings and garage would require demolition of the existing apartment buildings.
