The subject parcel located at 24200 Pacific Coast Highway, is proposed to be subdivided into eight (8) separate single-family residential lots. It is 24.28 acres, with an average slope of approximately 5.1. The subject property is zoned RR2 (Rural Residential: 1 dwelling unit per 2 acres). However, site layout of the subdivision clusters the home sites to the west to free up 6.18 acres of land adjacent to Bluffs Park for donation to the City. The City would design ball fields and a soccer field to replace what will be lost when State Parks removes the ball fields and soccer field and returns Bluffs Park to passive recreation open space. The State also intends to construct a visitor center on the Bluffs Park property.
