Document Description
Construct a new 4,720-square foot single-family residence, a 767-square foot, attached accessory dwelling unit, and two garages totaling 2,439 square feet, on a vacant lot in Tiburon. The 7,926 square feet of proposed development would result in a floor area ratio of 6.6-percent on the 113,884-square-foot (2 .61-acre) lot. The proposed residence would reach a maximum height of 32.16 feet above surrounding grade and the exterior walls would have the following setbacks: over 100 feet from the north property line; 52 feet from the west property line; 20 feet from the east property line; and over 100 feet from the south property line. Various site improvements would also be entailed in the proposed development, including installation of a new pool and spa, and a terraced landscape area. A total of 17 coast live oak trees considered "protected" under Marin County Code Section 22.130.030 would be removed with the project; a total of 21 replacement trees would be planted with the project.
