The change of zone will accurately reflect the current use of the property which has been in use since 1959. The General Plan Land Use element did not identify any limiting constraints in the project area since there are no mapped resources. Allowable uses within the C-U (Neighborhood Commercial District) include the uses allowed under C-R (Rural Neighborhood Commercial District) but with the addition of: (a) Automobile service stations, car washes, repair garages (not including body shops), and towing services. (e) Multi-family dwellings, apartment houses, dwelling groups, rooming houses and boarding houses. Due to the size of the lot and the dedicated uses the site as a vehicular repair garage, there is only minimal potential for the zone change to alter the use to multi-family dwellings. No impacts are anticipated. No mitigations are necessary. Zoning is C-R (Rural Neighborhood Commercial.
