General Plan No. 563 proposes to change the Southwest Area Community Plan's Land Use Allocation Map's designation from Residential 2 1/2 acre minimum (0.4 du/ac) to Residential 2-4 dwelling units per acre (2-4 du/ac). Change of Zone No. 6585 from Light Agriculture-5 acre minimum (A-1-5) and Light Agriculture-10 acre minimum (A-1-10) to One-Family dwellings (R-1) and Open Area Combining Zone Residential Developments (R-5). Tentative Tract Map No. 29883 proposes to subdivide 218 gross acres into the following: seven phases of residential lots totaling 165.91 acres into 491 residential lots with minimum lot size of 7200 square feet, 1 open space parcel totaling 15.75 acres, 1 park parcel totaling 4.5 acres, and a flood plain totaling 26 acres running through the subdivision.
