The property is located with frontage on the south side of State Highway 12/26 about one quarter mile from the intersection of State Highway 12 and 26 in valley Springs. The General Plan designated is Valley Springs Community plan- Agriculture Rural and the current zoning is M2 (General Industry), RR (Rural Residential) and U (Unclassified). The topography of the property is near level to gently sloping to Consgrove Creek. Portions of the parcel are locted within the flood plain creek. Cosgrove Creek runs to the south and forms the easterly boundry of the site. There is a main house, a small house, a shed and animal enclosures on the site. Other improvements are the abandoned rail road grade and bridge abutments over Cosgrove Creek. The vegetation is mainly grass and forbes with scattered oaks and exotic trees such as locust and hardwoods, and berry vines.
