To create two parcels of approximately 5.0 acres and 207.02 acres in order to establish a 5.00 acre site for a natural pas power plant in a M-2; Heavy Industrial Zoning District. Neo California has submitted a use permit application which proposes to establish a natural gas power plant to generate 49.6 Megawatts of power for a 15 to 20 year period in order to meet the peaking needs of California electrical power users. The project will require a 3,200 foot extension of an electrical transmission line to a sub-station southwest of the site. The project will require the installation of a 9,200 foot natural gas service pipeline. The electrical transmission line and the natural gas service pipeline will be installed within utility easements. APN: 35-470-14. Approximately 212.02 acres (P.M. #00-12) and 5.00 acres (U.P. #00-22).
