An easement for the Southern California Edison Company (SCE) crosses north-south on the site's eastern area. The adjacent residential neighborhood to the north, west, south of the site consists of one- and two-story single-family detached homes. Zoning R-1B. The undeveloped portion of the project site is covered with native vegetation and plant life including oak trees, palm trees, avocado trees and eucalytpus trees.
Document Description
The project is a proposed tentative tract map for the creation of 31 lots for the development of 22 single-family detached homes on 22 lots, a public street (on three lots with a total of 1.04 acres), and landscape areas (on 4 lots, or 2.08 acres). The 22 residential lots will be developed on the southerly 6.64 acres of the 33.1 acre project site. In addition, approximately 23.33 acres of the project site will be dedicated for open space. The project will have a density of 2.15 units per acre for the developed acreage, with an average lot size of 13,774 square feet. Losts A, B, and C (total of 1.04 acres) will serve as public streets (a cul-de-sac pattern with public access entrance at the junction of Sunnydale Drive and Woodbluff Avenue). Lots D, E and F are designated for slope and landscape. Lot G (150,000 square feet, or 4.36 acres) is reserved for natural open space. Parcel 3, consisting of 19.14 acres of the 33.1 acre site, will be dedicated to the City or a non-profit conservancy for the preservation of that poriton of the site for open space. Development of the site will require extension of public utilities to the future residentail lots, with the utilities to connect to existing facilities in Sunnydale Drive. In addition, development of the lots will require the movement of approximately 110,000 cubic yards of earth; grading will be blaanced on-site (that is, there will be no import or export of graded earth to or from the site).
