The site is bordered on the north by the Raley's distribution and warehouse facility in the Manfacturing Industrial Park, (MIP PUD) zone, to the south is the Natomas Marketplace in the Shopping Center PUD (SC PUD) zone, to the immediate west is the Natomas Drainage Canal in the Flood (F) zone and just west of the Canal is vacant land in the Employment Center (EC-65) zone, to the east is undeveloped land in the Agriculture (A) and MRD 20 PUD. The major arterials serving this project site are Truxel Road and Gateway Park Boulevard. The major freeway is Interstate 80. The site is identified as Assessor's Parcel Number (APN)225-0160-081.
