Thr project proposes to develop 400-450 dwelling units on the 732 acre site with residential lots ranging in size from 6,000 to 20,000+ square feet. The approved Carbon Canyon Specific Plan (1995) allows up to an estimated 872 units for the project site. Residential development is proposed on the hills running northeast and southwest on either side of Carbon Canyon Road. The project also includes a new water tank south of Carbon Canyon Road, three neighborhood parks and related infrastructure. In addition to residential development areas, the project will consist of parks (11 acres), natural open space (412 acres), manufactured slopes (178 acres), and internal Streets (33 acres). A portion of Soquel Creek is located on-site, which is planned to remain as natural open space and designated for recreational trail uses. Portions of the residential development, parks and/or roads may be visible from Carbon Canyon Road and nearby development areas.
