Document Description
The proposed project involves the development of 189 single-family residential units on approximately 110-acres of land that is currently designated on the City's General Plan Land Use Map as R-A (Resource Area), OS (Open Space), and LDR (Low Density Residential, 2 to 6 dwelling units per acre) and is currently zoned S-G (Sand and Gravel) and R-1-8 (Residential, single-family, minimum lot size 8,000 sq. ft.). The proposed project also includes several new equestrian and bicycle trail links and a 3.6-acre area to be offered for dedication to the City of Orange as a public park site. The project area has historically been mined for sand and gravel, but resources on-site are depleted and the site is presently utilized for green-waste recycling, rock crushing, and some agricultural uses. Extensive site preparation activities would be required in order to make the site suitable for residential development purposes.
