Document Description
The project proposes to subdivide two contiguous properties (Fritz and Hung) consisting of six parcels into 49 lots in order to construct 48 single-family detached homes. The existing home on the Fritz property would be retained and represents the 49th home. The project Tentative Map for the 26.6 net acre site utilizes lot area averaging in order to allow for some lots to be smaller than the minimum size typically allowed (0.5 acre), retains the majority of the dense landscaping on the project perimeter and has set aside a 3.0 acre lot to be dedicated to the City as a Neighborhood Park for a community benefit. The density of the proposed project is 1.8 units per net acre. The project will include the realignment of Caudor Street and Sparta Drive, the construction of three private cul-de-sacs and one private road, and the preservation of the main residence on the western parcel (Fritz property). The dense landscaping around the existing nursery on the Fritz property has been incorporated into the design of the project through a landscaping plan that must be approved by the City during a design review process. The landscapig plan utilizes the existing vegetation, supplemented with mature vegetation imported to the site throughout the project. All lots, including the 3.0 acre park lot, will be landscaped per the landscape plan
