Residential subdivision of 87.7 acre site in Browns Valley south of Patrick Road into eighty-six (86) single-family lots. Proposal requires rezoning, tentative subdivision map and reuse permits for site development. Development is proposed on the lower half of the site, the upper portion is proposed to remain as one large lot under the AR, Agriculture Resource Zone. Site development will involve grading of the lower portion of the site, installation of roads and services, and he construction of homes. The site is currently open pasture surrounded on three sides by native creeks lined with high quality reparian vegetation. Development is proposed to stay out of the drip line of trees except in three locations where bridge crossings are necessary.
