Document Description
The project site includes a 4.81-acre property located at 26025 Pacific Coast Highway in the City of Malibu. The project site is currently developed with an existing restaurant, ancillary office, retail boutique, several trailers and a warehouse. The approved project includes the demolition and removal of the warehouse, retail boutique, and trailers and the new construction of a 27-unit Bed and Breakfast inn with a dedicated kitchen facility, including seven 2-story, 3,400 square feet structures with 4 lodging units in each structure (plus one dedicated kitchen) and a swimming pool. The existing restaurant and office strictures will remain on site. A total of 111 parking spaces will be provided on site. The total developed floor area will include 16,240 square feet with a floor area ration of 0.11. The project includes the dedication of a 2.71-acre open space and conservation easement, a 20-foot wide pedestrian access easement providing pedestrian access from the culvert at Pacific Coast Highway to Solstice Canyon Park. The project was conditionally approved based on compliance with the special conditions of approval and implementation of the Mitigation Monitoring and Reporting Program (MMRP).
