Present Land Use
The present land use of the site is an abandoned lemon orchard and one residence. Production was last documented over 20 years ago. The house is occupied. The General Plan includes County and City designations. The County designation is Open Space/Urban Reserve Overlay. This latter designation acknowledges inclusion of the site in the City's sphere of influence, which envisions ultimate annexation of the site. The City's Comprehensive Plan designates the site Agricultural Exclusive; not to be considered until after 2030. Current zoning is County of Ventura Agricultural Exclusive (AE), which intends to preserve and protect agricultural uses.
Document Description
The proposed project would be an elementary school that would house approximately 650 students. It would include a base classroom area of 53 square feet per student, a Resource Special Program (RSP) classroom area of 960 square feet, office areas that would be approximately 7,485 square feet. It would also include a multi-purpose building that would be approximately 8,317 square feet, and approximately 100 regular parking spaces, including four designated van-accessible disabled parking spaces and a separate school bus loading zone.
