Document Description
The City of Los Banos has prepared an Area Plan for approx. 495 acres. Included in the Area Plan is the Meadowlands I Development (approx. 116.8 acres) which was recently the subject of a Zone Change (#98-01), Vesting Tentative Tract Map (#98-01), and Development Agreement (#98-02) and approved by the City of Los Banos. The recent approved project initiated the land use design program that will be expanded and carried out through the remaining 378 acres of the proposed Area Plan. Implementation of the Area Plan will require the annexation of approximately 362 acres of land currently in the unincorporated territory of Merced County. Also included in the Project Area (unincorporated territory) is the proposed Merced College site, consisting of approx. 95 acres and 30 acres east of the San Luis Canal to be used for open space or public infrastructure (drainage and low intensity recreational) purposes. The Project Area considers and complements proposed future development along its westerly boundaries and the interconnection of public infrastructure (streets, water, sewer, drainage, and other public facilities and utilities) to ensure that there is continuity of growth and development in the City of Los Banos.
