Document Description
The project is the subdivision of 294.1 acres into 76 lots. The project would create 69 residential lots, six open space lots and one lot would be reserved for the Padre Dam Municipal Water District for a reservoir site. The project through lot area averaging would create an overall density of 0.23 dwelling units per acre and allow clustering and separate open space lots. The residential lots would range in size from 1.0 to 8.1 acres in size and the open space lots will range from 1.2 acres to 56.8 acres in size. A total of 158.8 acres will be preserved in biological open space. A 0.6 million-gallon reservoir, 20 feet in height and 30 feet in radius, would be constructed on a graded area of approximately 8,000 square feet on a dedicated reservoir site. Access to project site will be off of Bullard Lane. The Padre Dam Municipal Water District will provide water service. The project is required to annex into the Lakeside Sanitation District for sewer service and to the Lakeside Fire Protection District for fire protection. The project requires approval of a Tentative Map and an Administrative Permit.
