Specific Plan of Land Use of 697.0 acres consisting of 437.2 acres of residential uses with a maximum of 967 dwelling units on 232.7 acres of Medium Density Residential (2 to 5 du/ac), 995 dwelling units on 167.3 acres of Medium High Density Residential (5 to 8 du/ac), and 388 dwelling units on 37.2 acres of High Density Residential (8 to 12 du/ac), for a total of 2,350 dwelling units; 10.0 acres of Commercial uses; a 12.7 acre school site; 24.0 acres of parks; 90.3 acres of open space/drainage; 94.8 acres of natural open space; and 28.0 acres devoted to major roads. Related applications include a Change of Zone from R-R (Rural Residential), R-T (Mobilehome Subdivisions), R-2 (Multiple-Family Dwellings), R-3 (General Residential), and R-5 (Open Area Combining Zone) to SP (Specific Plan) and a General Plan Amendment to change the Southwest Area Community Plan Land Use Allocation Map designation on the subject site from "Murrieta Hot Springs/Alta Murrieta/Winchester Mesa SP 103" to Murrieta Springs SP 309" and to amend the text of the Southwest Territory Land Use Planning Area Profile to reflect the Specific Plan.
