Document Description
1. Realign the boundaries of the Master Plan development areas to match existing development and property lines to date and clarify the remaining permitted density for the undeveloped areas. This includes moving certain properties from Development Area 4 to Area 2. The overall density of the master Plan is not increased.
2. Allow transient rentals as a permitted use in Development Area 1 (i.e., Lodestar Drive), consistent with the Planning and Economic Commission's direction from May 9, 2012. Transient rentals are currently allowed with use permit; this would eliminate the use permit requirement.
3. Allow single family detached dwellings in Development Area 5 south of West Bear Lake Road and east of Sierra Star Parkway, and allow these single family detached dwellings to be subject to Residential Single Family Zone setbacks, building height, and lot coverage standards.
4. Set the minimum building separation required in Development Area 2 to twenty feet.
5. Amend the minimum required right-of-way for a street fronted on both sides by golf course.
