The project includes a Plot Plan application for development of a retail store (Walmart) consisting of a total of 185,761 sf on approximately 18 acres and a commercial outparcel of approximately one acre. The specific use of this parcel has not yet been finalized and will ultimately be determined by market demand; a CUP for two alternatives for the outparcel include a gas station, including 16 fueling pumps, a 2,900 sf convenience store, or a drive through car wash or a 3,500 sf fast food restaurant with drive through service, and 3,200 sf of retail uses. The Project also proposes an on-site detention basin and various off-site roadway and utility improvements. A tentative parcel map is proposed to subdivide the existing 22 acre site into three parcels.
