The request is for a two parcel land division resulting in a three-acre parcel and a two-acre parcel. The project site is currently developed with a single family residence and accessory buildings. The proposal is to allow for the construction of an additional single family residence. The project site is located in the Happy Valley area, on the north side of Cloverdale Road, approximately 1/10 of a mile west of its intersection with Pine Meadow Place. Cloverdale Road borders the project site on the south. Surrounding properties are large lots and rural residential in character.
