Document Description
The Santa Ynez Valley was last reviewed for appropriate land use and zoning designations as part of the County-Wide update to the Comprehensive Plan that was undertaken in 1980-81. Since that time, considerable growth has occured and new planning issues and development trends have emerged. This has raised concerns regarding the changing character of the Valley. Concerns include: preserving the viability of agriculture amidst continuing subdivision of larger working agricultural parcels into ranchettes, increasing traffic, insufficient infrastructure to accommodate new growth and the impact of the expanding tourism industry. These issues, coupled with the lack of Valley-specific policies and development standards within the 1980-81 Comprehensive Plan, have necessitated the development of a focused planning document for the region.
